  • We provide a login to Mojo Dialer with access to thousands of off-market leads
  • We filter leads by the following data points:
    • Probates, absentee owners, expired listings, properties owned for "X" amount of years, high equity, multifamily properties, owner occupied, 2nd mortgage opened in the last 12 months, tired landlords with 3 or more properties, tax liens, preforeclosure, etc. The list goes on and on.

Stand-out as a Buyers Agent

  • The same data-points mentioned above that we use to identify motivated sellers also offers a lot of utility for your buyer clients. For example, a buyer might be looking for a 3+ bed 2+ bath single-family home in Quincy with 2000+ square feet. From here, we can pull a list of properties that meet all of these conditions, and then contact prospective sellers in an attempt to arrange an off-market sale on behalf of your buyer client. This can be a win-win for the buyer and seller because a lower commission can be negotiated. Also, the buyer can avoid a bidding war which often comes with on-market properties.
  • Due to recent litigation in federal court, buyer agent commissions are no longer required to be listed on the MLS. With time, buyers will become more savvy to this and naturally will contact a listing agent directly with hopes of avoiding the buyer's agent fee. If you can offer off-market options in tandem to on-market, your buyer clients will be more likely to sign an exclusive buyers agreement because you are offering more value than the typical agent. This will help you protect yourself from being circumvented if your clientele are largely buyers versus sellers.

Investor-Friendly Brokerage

  • We offer in-house cash as-is offers as an alternative to listing agreements. This is especially beneficial for distressed properties where the MLS or for a seller that might prefer a private sale.
  • With property broker-affiliation disclosure we can wholesale properties also known as assignment of contract.
  • Opportunities to cherry pick properties for your own fix-and-flip, novations, or buy and hold investments. This can be a fantastic way to create a paper loss and offset your 1099 income tax liability.
    • Do you know about the short-term rental tax loophole? This allows for accelerated depreciation, and doesn't require you to qualify as a real estate professional. This is something you should educate yourself on and your clients. With more awareness on this topic, I believe this will stimulate more demand to purchase real estate and help our industry as a whole.
  • We can help you double-end a commission by helping you identify investor clients. Using the same database mentioned earlier, we can export a list of cash-only sales for properties purchased in the last 12-24 months in a given zip code. Or, we'll pull a list of landlords that own "X" or more properties.

Options to delegate mundane tasks

  • Rentals

    • We have VA's already trained to advertise listings on Apartments.com, Zillow, Facebook Marketplace, etc.
      • Contracts are $4/hr or $0.50 per listing paid directly to the VA with no kickbacks to the brokerage.
  • Cold Callers

    • Are you too busy to cold call? Or, you don't have the thick skin required to hear "no" 9 times out of 10. No problem. Consider hiring one of our VA's to cold call our database of leads for you.
  • Appointment Setters

    • Are you looking to escape the grind of Boston rentals so you can focus more attention on seller clients? Maybe in the busy summer season you hire a VA to manage email communication and set your appointments.
  • Showami

    • Things happen. You get sick, you overbook yourself, you run into traffic, flat tire, etc. It's nice to have another tool in the toolbelt for these hiccups, and that's where Showami comes into play. Partnering with Showami has been a game changer for our business, and allowed us to delegate the task of opening doors to other licensed agents for a flat fee ($50 through Showami). Or, you can pay another agent on our team if they're available to assist.

Referral Program for Buyer Leads

  • This is not exclusive to our brokerage, but you can opt into a platform like Realtor.com or Redfin where you pay a ~25% referral fee at closing. This is a great option for new agents that can't afford to pay out-of-pocket for Zillow leads or PPC.

Flexible Commission Payout

  • We can pay your commission via Zelle, e-check, wire, etc immediately upon deposits clearing the operating account.
  • Some agents use an LLC taxed as an S-corp to avoid paying higher self-employment taxes. That's no problem and we can pay your LLC or corporate entity directly.
